An operating platform, not a fund manager.

ARGO is a vertically integrated real estate investment and operating platform headquartered in Buckhead, Atlanta, with a second office in Maricopa, Arizona. Founded in 2023 by three principals to build, own, and operate a multifamily and single-family portfolio across high-growth U.S. markets.

ARGO is the principal-equity joint venture inside a broader operating group that also includes a sister rental platform and Civitas, the outside-capital vehicle through which institutional and accredited investors participate in select acquisitions.

02Mission

Operating principles.

ARGO exists to make cities, communities, neighborhoods, and properties better, so the people who live in them can build healthier, safer, and more fulfilling lives. The economic returns to investors and to the platform follow the community-first approach.

  1. 01

    Buy for today's cash flow

Underwriting is anchored to what a property can produce in its current condition under conservative rent and expense assumptions, not to speculative appreciation.

  2. 02

    Stress-test every input

Every assumption in a model is independently evaluated using conservative assumptions before it is allowed into a decision.

  3. 03

    Hedge proactively

The deals that win are the ones where optionality is preserved and risk is reduced as conditions change.

  4. 04

    Every party benefits

Tenants, buyers, investors, lenders, vendors, and partners are all expected to come out of an ARGO deal better than they started.

03Vertical integration

The full deal lifecycle, in-house.

ARGO operates a vertically integrated deal lifecycle: acquisition, construction management, lease-up or sale, and refinance or exit.

Core service relationships (general contractor, HVAC and trade subcontractors, property management, title, and legal) are long-standing and operate as extensions of the platform rather than arms-length vendors. This integration reduces execution risk, compresses timelines, and protects margin.

04Our history

How ARGO came together.

ARGO is the convergence of three established platforms (an operator, a capital-markets shop, and an outside-capital vehicle) into a single vertically integrated company.

  1. 2018

    Vicinia Partners

John Brunstad co-founds Vicinia Partners in Griffin, Georgia, building a value-add rental portfolio of single-family and small multifamily assets and establishing the in-house construction and property-management muscle that the rest of the platform is built on.

  2. 2023

    Decar Mortgage Capital

Patrick Denny launches Decar Mortgage Capital, arranging debt across commercial real estate sectors and building the lender, CMBS, and capital-markets relationships that later anchor the platform's financing strategy.

  3. 2023

    ARGO Ventures

Bill, John, and Patrick formalize ARGO Ventures in Buckhead, Atlanta, uniting the operating platform (Vicinia), the capital-markets platform (Decar), and outside investor capital (Civitas) into one vertically integrated real estate operating company.

  4. 2024

    Civitas Partners

Civitas Partners is formed as the outside-capital vehicle: the platform through which institutional and accredited investors participate alongside principal equity in select acquisitions.

05Capital structure

A disciplined three-layer stack.

Principal equity and recourse signatures sit in every deal alongside outside capital. ARGO does not raise blind-pool funds; capital is raised and deployed on a deal-by-deal basis with full underwriting transparency to investors.

  1. −01Principal equity

Equity from ARGO's three founding principals, including signed personal recourse on each project's senior debt.

  2. −02Outside investor equity

Institutional and accredited LP capital sourced through Civitas, the platform's outside-capital vehicle, on deals that call for it.

  3. −03Senior debt

A curated set of bridge, construction, and permanent lenders matched to the business line and the asset's lifecycle stage.
